Three calls that paid for themselves
A consult isn’t a meeting. It’s a number you didn’t lose — or one you didn’t spend.
A builder’s margin was too thin to go to market. Same house, same spec — I found half a million in the cost stack without touching the build. The project pencilled.
A client paid to test a $1.5 million project before committing. The honest answer was that it didn’t work. He kept the capital — and the sleep.
A broker was about to plat seventy-plus parcels too small to build on. One meeting; the lots were resized before final plat. The development sold out before it finished.
How it works
Engagements begin with a $5,000 retainer, billed against $500 an hour. Advisory only — you own every decision, and I don’t take a position in your deal.
The retainer isn’t a wall; it’s a filter. The questions worth bringing me are attached to six- and seven-figure calls — and $5,000 to get one of them right is the cheapest line in the budget.

Tell me what you’re working on
This comes straight to me — not a sales team. Give me enough to know whether it’s a fit, and if it is, I’ll reach out. The more you tell me, the faster I can help.
Got it.
Your note came straight to my desk. If it’s a fit, I’ll be in touch — usually within a couple of business days. — Austin
